FAQ

1 Is it good for a roof to paint it?

Unless your roof is no longer solid and needs to be replaced, we certainly think so. We do free inspections and are happy to advise exactly what your options are.

Repairing, prepping properly and painting a roof is a very cost effective way to extend the lifespan of your roof, and therefore your home and it’s value. When done correctly it can really make all the difference.

After all think about this example - how long can outdoor wood furniture/window frames/doors/fascia boards last? Some of it falls apart after a couple of years and others lasts for decades, or more, and still looks beautiful and pristine; It’s about how good the preservation work has been.

By repairing, prepping and painting your roof you’re making a great investment in your home, because your roof and its surrounding parts are the first point of defence against the elements.

And let’s not forget that when it’s done right it makes your roof look brand new! Have a look at our before and afters on the

2 Will painting my roof affect my house price?

Yes! We get many customers coming to us after advice from their real estate agent to get their roof perfect before getting it onto the market.

It’s a great selling point with increases to house value and a faster sales process.

A buyer will see 3 things if you get your roof restored before the house goes on the market.

1) The roof shouldn’t give them any nasty surprises anytime soon

2) The roof will look great

3) If you’ve used licensed, experienced and passionate professionals like Central Coast Roof Painters they’ll know they have a warranty on the surface protecting their potential new home and everything in it.

3 What’s the difference between a roof restoration and roof painting?

A roof restoration is a slightly vague term but essentially it means repairs and then a paint of a roof

Do you need restoration work done? Don’t worry, we don’t expect you to know! We undertake free inspections and give advice based on what we find, along with showing you photos and answering any questions you have

We undertake all aspects of roof repairs with our in house team

Common repairs include; Repointing ridge caps and verges, replacing rusted screws, replacing metal roofing sheets, replacing rotten fascia boards and gutters and much more

4 What is repointing?

The tiles that are on top of other tiles - the ridge and hip tiles are held down by flexible pointing which looks like sand and cement.

The job of this flexible adhesive material is to

1)To keep water out

2) Ensure your cap tiles don’t blow off in the wind

We repoint more than half of the tile roofs that we paint. It’s a good time to do it so you know it’s perfect before paint goes on top. Once it’s completed, or if the existing pointing is good enough the premium roofing membrane paint further seals it, protecting it from all the elements, including UV, wind and rain!

These cap tiles are also sat on top of a bed of sand and cement, sometimes this bedding also needs to be replaced. As with pointing we can advise you on this for free, show you pictures and ask any questions you may have and undertake repairs as you choose.

5 Should I just clean my roof or get it painted after cleaning?

Metal roofs can be cleaned and left alone but if they're old and the paint is failing this can accelerate deterioration.

It’s best for tiled roofs to either be painted or sealed with a clear sealer after cleaning to protect their longevity.

For concrete tiles it is strongly recommended that after pressure cleaning they are painted/sealed to protect them. The pressure cleaning takes a small bit off the tops of the tiles and without sealing them either with a clear sealer or paint their lifespan can be compromised.

For unsealed terracotta it’s the same as above. An even lower PSI must be used for pressure cleaning, in combination with a product to kill all plant life to reduce the need for extensive pressure cleaning.

For sealed terracotta tiles it’s the same as unsealed - typically though these are sealed and not painted, although they are fine to paint, with the right products.

6 Should I get all the parts of roof painted? Fascia, eaves, gutters, downpipes, garage door etc etc

It’s up to you!

It can be a really great way to protect and completely refresh the outside of your home in a very cost effective way.

Fascia boards for example are often made of wood and it’s far more cost effective to maintain them than have to replace them (after all replacing them involves removing and then re installing guttering).

Some people like to make their fascia, guttering, downpipes and garage doors the same colour as their roofs; this is a good option for a clean premium look. Other colour combinations can be used to get any look you’d like for your home.

We are happy to answer any questions you have and provide recommendations including colour schemes and general advice. Ask us

7 Does roof painting include painting fascias and gutters?

It can - It’s up to you! We can give you free advice and colour schemes and we do free inspections to help you make good decisions on maximising your roofs health and appearance and all other parts connected.

8 Can you paint terracotta roofs/tiles?

Yes terracotta roofs can be painted!

Extra care must be taken with terracotta roofs but if the correct steps are taken and correct specialist products are used then absolutely they can be painted and look perfect for a very long time with the same warranties as concrete tile or metal roofs!

We are licensed, insured and very experienced.

We have simple fixed pricing and pride ourselves on communication. We treat our customers homes as if they’re our own.

13 What is preventative maintenance and should I do it?

It will save you a lot of money if done correctly! It also keeps your home looking great.

Preventative maintenance ties in with the old saying that prevention is better than cure. In terms of your roof getting it restored keeps it watertight protecting inside your home and the tiles or metal sealed and protected themselves also, which greatly extends their lifespan.

Preventative maintenance is very effective for wooden fascias and barge boards, keeping them safe from the elements, preventing costly replacements - which then need to be painted also. If they are neglected and left to rot then not only will they need to be replaced but gutters need to be removed to allow their replacement and then reinstalled also.

14 Should I get my roof painted / roof restored before installing solar panels?

It’s a great time to do it yes! It will give you peace of mind knowing everything is perfect up there before the panels go up.

15 Can I get my roof painted if I have solar panels on it? Do they need to be removed?

Yes a roof with solar panels can be restored and painted without a problem. Care can be taken and the solar panels can be worked around without issue. They don’t need to be removed for the painting.
